Our Approach

Edmiston Jones was engaged to deliver a Visual Impact Assessment as part of council requirements following pre-DA consultations. Our approach combined a deep analysis of the site’s history and its surrounding landscape context to evaluate the sensitivity and magnitude of visual change.

The assessment adhered to industry standards, including the RMS Guideline for Landscape Character and Visual Impact Assessment (2018) and the Australian Institute of Landscape Architects Guidance Note (2018).

The Outcome

To clearly illustrate the proposal's impact, we developed a series of before-and-after visualisations. Using 50mm lens photography as the baseline, we overlaid 3D rendered photomontages to demonstrate the proposed development’s integration into the site.

This visual approach provided stakeholders with a clear understanding of the transformation while supporting the project’s approval process.

Development Application (DA) Consent was achieved in 2024.
